How much does a real estate broker cost in Quebec?
For selling, fees are generally between 4 and 5% of the sale price, of which approximately 2% is shared with the buyer's broker. For buying support, the fee is usually paid by the seller: the service is therefore at no direct cost to you.
Do I need a broker to buy a property?
No, but it is strongly recommended. A buyer's broker represents you exclusively, negotiates on your behalf and gives you access to properties sometimes before they are publicly listed. In the vast majority of transactions, their service is at no direct cost to you.
How long does it take to sell a property in Montreal?
It depends on the neighborhood, the price and the market conditions at the time of listing. A well-positioned property can sell within days. Generally, expect 30 to 60 days between the first showing and signing with the notary.
What is a purchase offer?
It is a legal document in which the buyer proposes to acquire a property under specific conditions: price, possession date, suspensive conditions (financing, inspection). The seller can accept, refuse or make a counter-proposal. Once signed by both parties, it is contractually binding.
What is the difference between a preliminary contract and a purchase offer?
A preliminary contract is used exclusively for new construction properties. It includes a 10-day right of rescission for the buyer from the date of signing. Its clauses are governed by Quebec's Consumer Protection Act, which differs significantly from a standard purchase offer.
