Westmount: Montreal's prestige enclave

Nestled on the slopes of Mount Royal, Westmount is far more than a neighborhood: it's an address. An independent municipal enclave surrounded by Montreal, it has attracted families for over a century with a rare combination: the calm of a human-scale town, immediate proximity to downtown, and one of the highest levels of municipal services in the region.

I have specialized in residential properties in Montreal since 2018, and Westmount represents one of the most stable and sought-after markets in my territory. Here is a complete portrait to help guide your real estate project.

The Westmount real estate market

A market dominated by single-family homes

Westmount is dominated by single-family homes, English, Victorian, row or detached, mostly built between 1890 and 1940. Condos exist, mainly in the Lower Westmount sector or around Westmount Square, but they represent a small fraction of the overall housing stock.

This scarcity is a strength: the limited supply, combined with steady demand from affluent families and international buyers, keeps prices high and stable.

2026 prices

  • Single-family homes: between $1,500,000 and $6,000,000, depending on size, location and condition.
  • Condos and apartments: between $550,000 and $2,500,000 for prestige units in buildings such as Westmount Square.
  • Median home price: around $2,200,000, among the highest in Greater Montreal.

The Westmount market is structurally a seller's market: well-presented properties sell quickly, often with little negotiation. Selling timelines are generally shorter than the Montreal average for properties in the $1.5M to $3M range.

Westmount's three sectors

  • Upper Westmount (above Côte-Saint-Antoine): the most spacious homes, unobstructed city views, the highest prices.
  • Middle Westmount: a balance between price and quality of life, close to schools and parks.
  • Lower Westmount: easy metro access, more condos, slightly more affordable prices.

Westmount schools

Westmount's school reputation is one of the main reasons families buy here. The neighborhood is home to some of the best educational institutions in Quebec, both public and private.

Public schools

  • Westmount High School: one of Quebec's most reputable English-language high schools, with excellent academic and extracurricular results.
  • Roslyn Elementary School: a public English elementary school recognized for its learning environment.

Nearby private schools

  • Selwyn House School (boys, elementary-secondary): a prestige institution with a strong focus on arts, sports and sciences.
  • The Study (girls): a school known for its rigorous academic program and nurturing environment.
  • Miss Edgar's & Miss Cramp's School: a bilingual school for girls recognized for academic excellence.

The presence of these institutions is a major factor in the long-term value of Westmount properties. Families are willing to pay a significant premium for access to this school catchment.

Local life

Victoria Village: the commercial heart

Westmount's commercial strip is centered on Victoria Avenue and Sherbrooke Street West. It offers a selection of independent boutiques, fine grocers, cafes and restaurants, a deliberately human-scale environment, with no major fast-food chains. The atmosphere is decidedly village-like, despite its proximity to downtown Montreal.

Parks and green spaces

  • Summit Park: at the top of Westmount, access to the Mount Royal woods, cross-country ski trails in winter, panoramic views of Montreal.
  • Westmount Park: in the heart of the neighborhood, with a public library, outdoor skating rink and greenhouse, a gathering place for families.
  • Westmount Reservoir: a circular walking path with unobstructed views of the city.

High-quality municipal services

Westmount is an independent city, which gives it a level of service often above the Montreal average: more frequent garbage collection, impeccable maintenance of public spaces, a well-regarded library, a skating rink, an indoor pool and a performance hall. Full details on municipal services are available on the official City of Westmount website.

Transportation and accessibility

  • Metro: Atwater (green line) and Vendôme (orange and green lines) stations in Lower Westmount, under 10 minutes to downtown.
  • Commuter train: Vendôme station, with a direct connection to Trudeau International Airport.
  • Car: quick access to highways 15 and 20, and the Ville-Marie tunnel.
  • Bike: bike lanes on Sherbrooke Street West.

Buying in Westmount: my advice

The Westmount market demands serious preparation. Here are four tips I give all my clients:

  1. Get mortgage pre-approval before you start visiting. Westmount sellers expect to deal with financially solid buyers. Pre-approval shows you're serious from the first meeting.
  2. Don't underestimate additional costs. Transfer taxes, notary fees, building inspection and potential renovations can add up to tens of thousands of dollars on top of the purchase price.
  3. Prioritize a thorough inspection. Westmount homes are beautiful, but century-old. Roofing, foundations, plumbing and insulation deserve special attention.
  4. Act fast, but with a plan. Good properties move quickly. A broker who knows the market can alert you before listings even go public.

Selling in Westmount: maximizing your price

If you are considering selling your property in Westmount, three elements are decisive:

  • Home staging: buyers in this segment have high expectations. Professional staging can make the difference between an on-time sale and a property that sits on the market.
  • Professional photography: non-negotiable in this segment. Most buyers start their search online and form a first impression within seconds.
  • Price positioning: a wrong starting price creates stigma. Too high, the property stagnates; too low, you leave money on the table. A broker with precise market data is essential.
